Disclosure, Explained
It is the standard disclosure document introduced under the Property Law Act 2023 (Qld). Since 1 August 2025, a Queensland seller has been required to give the buyer a Form 2, with the prescribed certificates attached, before the buyer signs the contract. Think of the Form 2 as the central document in the disclosure pack, with the prescribed certificates and documents providing the supporting evidence behind it.
Before the buyer signs the contract. Not at signing, and not shortly afterwards. The practical rule for agents is simple: no disclosure pack, no signing. That is why the searches are best ordered during the listing phase rather than the week you expect an offer.
Where required disclosure was not given, or a material matter was misstated, the buyer may have a right to terminate the contract at any time before settlement. Most incomplete packs do not end in termination, they end in delay, but both land on the seller first and on the campaign shortly after.

A lot in a community titles scheme needs a body corporate certificate, a property with a pool needs the safety certificate or the correct notice, and a tenanted property needs its tenancy details. The intake questions set the scope for your specific property before anything is ordered.
Different sources move at different speeds. A title search can come back quickly, while a body corporate certificate depends on the body corporate manager and has its own timeframe. Survey Ferret works to a target turnaround of 24 to 48 hours where the searches allow, and releases each result as it clears rather than holding everything for a weekly batch.
